Renter Policies

Each Graham vacation rental property is unique in decor and layout.  All homes are privately owned and neighbor residents who we consider friends.  We take great pride in offering a tranquil and seamless rental experience for our renters, property owners, and also our neighbors residing near our vacation homes.  We ask that Graham renters respect the policies below while staying as our guest.

OUR SEASONS AND WHEN TO BOOK
Our high season runs mid June through Labor Day.  Shoulder seasons include May, early June, and September into color season.  Please note not all properties are available during cooler months.  All rentals run Saturday to Saturday.  Check in is 4pm and check out is 10am, both on Saturday.  We begin taking reservations the first business day of the new year for the upcoming calendar year.  Please note return renters always take precedence over new inquiries.   Select winter dates are also available during holidays such as Thanksgiving, Christmas, MLK and Presidents Day.

BOOKING CALENDAR
All rentals book Saturday to Saturday.

CLEANING FEES
All rentals include cleaning fees in the published rental rates.

CONFIRMATION AND PAYMENT PROCESS
Once you have chosen a rental property and confirmed availability, we will immediately send a rental agreement via email, which will include rental terms, and most importantly your deposit due date.

It's critical that a deposit is paid on time to secure your rental confirmation.

Indicated on the rental agreement is a request for 50% deposit and the deposit due date.  Receipt of rental deposits are what secure your reservation and are non-refundable.  Please read the rental agreement carefully as it is a legally binding contract. On receipt and review of the rental agreement, sign and return it to us as soon as possible with the 50% deposit.  Deposits and signed contracts are required to complete your reservation and confirm your vacation rental.  The balance of rent due is required upon check-in at the Good Hart General Store..

Graham Real Estate Good Hart accepts personal or business checks, travelers checks, money orders, cashiers checks, and cash as payment on arrival. Credit cards, or other forms of digital payments are not accepted.

CANCELLATIONS
Your signed rental agreement is a binding contract between you and Graham Real Estate (the Landlord) making you responsible for the balance due upon signing.  We obviously do understand that serious illness or other unforeseen circumstances may occur which can require a change of plans. Should you experience an unforeseen situation, please notify us as soon as possible and we will make every attempt to find a replacement tenant to assume your responsibilities under the rental agreement. If we are successful in doing so, we will refund all payments made by you less an administrative fee of $250.00.

TAXES
All rentals in the state of Michigan under 30 days are subject to a 6% Michigan Use Tax.

PETS
While we love animals, pets of any type are not permitted at our vacation rental properties without prior written approval.  If pets are noticed on the premises during your stay without premission, you may be asked to leave and/or required to pay a charge for pest control cleaning/services. Should you receive advance approval to bring your pet to one of our homes, please note an additional non-refundable security deposit of $250.00 will be added to your contract to cover extended cleaning services.

LINENS
Renters are required to bring their own linens for use while on vacation.  Vacation homes do not provide linens.  In addition to bedding (sheets, pillowcases) and bath linens (towels), please remember to pack beach towels and kitchen towels for use during your stay.  Pillows, pillow covers, blankets, and comforters are provided.  

VACATION CHECK LIST

ARRIVAL/CHECK-IN, 4:00PM SATURDAY
Please plan your arrival for late in the day, as your accommodations will not be ready until 4 p.m.  Upon arrival in Downtown Good Hart, your welcome packet will be waiting at the Good Hart General Store. Please remember that credit or debit cards are not be accepted for the balance due on your rental property.  The Good Hart General Store typically closes at 5pm on Saturdays.  Should you be arriving after closing, please be sure to call the store prior to 5pm to assure access to keys and welcome packets (231.526.7661).

DEPARTURE/CHECK-OUT, 10:00AM SATURDAY
Please plan your departure for before 10 a.m. so that our housekeeping staff may have time to properly prepare the home for our next guests.  Make certain that you have taken with you all personal items. We ask our guests to assist our housekeeping staff by leaving the unit in the same general condition as it was found.

  • Replace comforters and return all furnishings to their original position in proper rooms/bedrooms.
  • Assure all dishes and cookware are cleaned and put away, or in the dishwasher on the wash cycle.
  • Collect all trash and deposit it at the Good Hart General Store.
  • Empty the refrigerator/freezer of all food items.
  • Return furniture and other accent pieces to the place they were found.

MAX OCCUPANCY
All guests staying on property must be listed on the rental agreement.  Guests in excess of the number specified on the renal agreement shall not occupy the property.  Contract holders permitting an unauthorized number of guests will result in either of the following actions at the discretion of Graham Real Estate:

  • Immediate termination of property for the full party.
  • A charge of $250 per additional person per day (regardless of age).

PERSONAL ITEMS LEFT AT PEROPERTIES
Graham Real Estate is not responsible for any items left in a rental property. We will try to locate such items and if found, will return them to you via the Good Hart General Store (subject to a minimum $25 shipping charge).

NOISE POLLUTION
We like music too, but everyone has different tastes.  We ask that all renters appreciate and respect the quiet tranquility surrounding the Northern Michigans shoreline.  All audio devices must be used with headphones/earbuds on the beach or within ear-sound of neighboring homes.  Music on decks, patios, beaches is not permitted as to protect the peacefullness of our surroundings.

BONFIRES
Depending on current weather conditions, beach bonfires are sometimes prohibited by Michigan law. Please contact the Good Hart General Store (231.526.7661) should you be unsure of whether or not to host a bonfire safely.  As a courtesy to our owners, bonfires must be started in a deep pit, only on the beach, and fires should be completely buried afterwards. Additional cleaning fees will be added for bonfires left exposed.

RENTAL PROPERTIES FOR SALE
At times, Graham Real Estate Good Hart rental properties may be on the market for sale. In that event, owners reserve the right to allow showings by agents to qualified buyers by appointment only. Rental guests will be notified in advance should access to the property be required.
