Rental Policies

We begin taking reservations for the current calendar year in January. During heavy reservation periods we encourage you to email us your request and we promise to respond within a 24-hour period. The shoulder season is typically May, June, September and October. Some properties will book earlier or later into the winter, so please inquire if you are interested in times such as Thanksgiving or Christmas. The earlier you confirm, the greater selection of rentals you will have.

Our Seasons and When to Book
Our high season runs from the last week in June through Labor Day Weekend. If you wish to vacation during high season, we recommend booking very early in the year.

Length of Rental
All rentals are booked Saturday to Saturday during the high season. We offer more flexibility with arrival and departure days during the shoulder seasons. Please
email us to confirm current rates and rental lengths as prices are subject to change.

Payments
Once you have chosen a rental property, we will immediately send a rental agreement via email, which will include all rental terms.

Indicated on the rental agreement is a request for the 50% deposit and the deposit due date. Please read the rental agreement carefully as it is a legally binding contract. Once you have received the rental agreement, sign and return it to us by the indicated due date with the 50% deposit in order to guarantee your rental. The balance of the rent is due upon check-in.

We accept travelers checks, money orders, cashiers checks, personal checks and cash. We do not accept any form of credit or debit card.

Cancellations
The rental agreement is a binding contract between you and the Landlord. We do understand that serious illness or other unforeseen circumstances can occur which can change your plans. If this happens, notify us as soon as possible and we will attempt to find a replacement tenant to assume your responsibilities under the rental agreement. If we are successful in doing so, we will refund all payments made by you less an administrative fee of $40.00.

Taxes
All rentals under 30 days are subject to a 6% Michigan Use Tax.

Pets
Although we do love animals, no animal, bird or other pet shall be kept on or about the premises without prior written consent. If pets are noted on the premises, you may be asked to leave and a charge for pest control (fleas) will be billed. Homes that allow pets are few and when found, will require an additional non-refundable security deposit of $100.00.

Linens
The majority of rental properties do not supply linens or towels. Renters are required to bring all bed (sheets and pillowcases), bath and kitchen linens.

Arrival/Check-in: 4:00 p.m., Saturday
Please plan your arrival for late in the day, as your accommodations will not be ready prior to 4 p.m.  Upon arrival in Good Hart, your welcome packet will be waiting at the Good Hart General Store. Please remember that credit or debit cards will not be accepted for the balance due on your rental property.

Departure/Check-Out: 10:00 a.m., Saturday
Please plan your departure for 10 a.m. so that our housekeeping staff may have time to properly prepare the unit for our next guests. Make certain that you have taken with you all personal items. We ask our guests to participate with our housekeeping staff by leaving the unit in the same general condition as it was found.

•Replace bedspreads and return all furnishings to their original position.

•All dishes and cookware should be cleaned and put away, or in the dishwasher on the wash cycle.

•All trash should be collected, and deposited at the Good Hart General Store.

•The refrigerator should be emptied of all food and free of spills.

•Furniture and other accent pieces should remain in place as they were found.

Telephone
Telephones are provided as a convenience by the home owner and are for local calling only. All long distance or international calls must be dialed collect, charged to your home phone, or billed to a credit card. A $15.00 service charge (as well as the call charge) will be assessed for each long distance call charged to an owner’s phone bill.

Only calls with a 526, 439, 516, 596, 619, 881, 347, 348, 487, 838 or 242 prefix are considered local calls.

Maximum Occupancy
Guests in excess of the number specified on the renal agreement shall not occupy the property. Guests in excess of the reserved number will result in either of the following actions at the discretion of Graham Real Estate:

   Immediate termination of property occupancy with a charge for the entire agreed upon rental.
•   A charge of $100 per additional person per day.

Items Left at Rental Properties
Graham Real Estate is not responsible for any items left in a rental property. We will try to locate such items and if found, return them to you C.O.D. in addition to a $25.00 service charge.

Radios/CD/Audio Players
We like music too, but as everyone has different tastes, all portable audio devices must be used with headphones on the beach or within sound of neighboring homes.

Bonfires
Depending on current weather conditions, beach bonfires are sometimes prohibited by law. Please contact the Good Hart General Store (231.526.7661) should you be unsure of whether or not to host a bonfire.  As a courtesy to our owners, bonfires must be started in a deep pit, only on the beach, and fires should be completely buried afterwards. Additional cleaning fees will be added for bonfires left exposed.

Rental Properties for Sale
Rental properties may be on the market for sale. In that event, owners reserve the right to allow showings by agents to qualified buyers by appointment only. Guests will be notified in advance should access to the property be required.
